Step 1: Pricing
Picking the right price is a big part of selling your home efficiently
From the amenities in the home to the property values of other homes in your neighborhood, there are a lot of factors that go into the listing price of a home – your Perry & Co. agent will work with you to strategically price your home to sell. It all starts with a Comparative Market Analysis (CMA). This report provides data about comparable properties that have sold within the last six months in your area or those listings that are on the market and currently under contract that are in direct competition with your home. I will analyze this data and provide a realistic price range for listing your property. I will also discuss pricing and marketing options with you in order to best meet your individual goals when deciding on a listing price. Step 2: Listing Your Home
At Perry & Co. we work hard to get your home seen
Once you and your Perry & Co. agent have determined a listing price the next step is to list your home for sale. At Perry & Co. we have extensive marketing plans for each of our properties. Buyers can find your home by using an address or a map search. Unique LivingStyle icons help buyers easily identify homes that have traits important to them, such as near to shopping or mass transportation. Plus, our website has options other websites don't offer, like MLS updates every 15 minutes, search criteria for Under Contract, Sold properties, and Open Houses. In addition to posting your home on our website, we will also add a Perry & Co. yard sign, put together flyers and brochures, set up open houses, send out Just Listed post cards, and post on syndicated websites such as LeadingRE, Realtor.com, Zillow, REColorado and more.
Step 3: Preparing for Showings
Once your home is listed we will work with you to set up showings
People need to see your home in person before deciding to buy – this means lots of showings. We prefer that the homeowner isn't home during showings so that the buyers can relax and ask questions without having to worry about what the seller will think. We will work with your schedule to identify times that work for you to have showings at your home. Your Perry & Co. agent will walk you through best practices for getting your home ready for showings.
Step 4: Accepting an Offer & Closings
You're in the home stretch of selling your home
Once someone is interested in your home you will receive a written offer letter. You and your Perry & Co. agent will go through the offer and determine if you would like to accept or send back a counter offer. Once an offer is accepted a home inspection will be scheduled by the seller. If everything goes smoothly, you will then be ready to close! A closing, a closing specialist with the title company will organize numerous documents, the closer collects and disburses funds for both the seller and the buyer and ensures that documents are correctly signed and recorded with the county clerk.
